+ Introduction emails with contract package sent to lender, title, co-agent, and buyer/seller


+ Calendar invitations and email/text reminders for the following dates/deadlines (if applicable):

 

  • Earnest money

  • Property data

  • Inspection notice & resolution - text & email

  • Appraisal & financing contingency

  • CD due date 

  • Closing date with time and location

  • Home anniversary date - text & email

  • Close out listing - text & email

 


+ Track and ensure all contingencies and contract deadlines are met.

 

+ Weekly updates and app access provided to the Agent with all the transaction information

 

+ Phone calls to buyer/seller to confirm receipt of introduction email and receipt of closing details

 

+ Answer and follow up on various questions/requests from buyer/seller


+ Manage and organize Agent's electronic file 


+ Review, submit, and complete all items needed for brokerage compliance

 

+ Schedule, track and coordinate the following appointments, details and deadlines:

  • Inspection

  • Reinspection

  • Surveys (if applicable)

  • Appraisal

  • Final walk-through

  • Closing

+ Draft, track and deliver amendment(s) to appropriate parties

+ Complete lender and title requests

+ Track the status of loan and title progress through closing


+ Order home warranties with agent's preferred vendor


+ Manage various other requests - condo certs, title issues, HOA requests, etc. 


+ Track and deliver title commitment to buyer/seller


+ Review closing disclosures for accuracy

+ Request review from buyer/seller at agents instruction


+ Social media post for closing

+ Ensure Agents get paid on time!
